Can you hold a place before I apply?
We cannot hold a place before you apply. We can hold a place for up to 30 days after you have been approved, signed a lease, and paid the deposit. -
Do I pay first month’s rent and last month’s rent with my security deposit?
You pay the security deposit when you sign the lease. You pay the first month's rent when you move in. The last month's rent would be considered part of the deposit. The deposit cannot be used as the last month's rent since it can't be used until after you move out. -
How old do you have to be to apply?
You must be at least 18 years old to apply. -
Is the deposit refundable?
Deposits are always refundable. Fees are not. -
Who needs a cosigner?
Generally, we prefer not to take cosigners as we prefer renters to qualify on their own, but in some rare cases, we will. -
You have a property I want to rent. How do I apply?
You can go to our website and apply. -
How do I pay rent?
You have several choices to pay rent. You can come into our office and pay with a money order, cashier's check, or personal check. The preferred way would be to use our tenant's portal to pay directly from your bank. -
I want to get a pet. What do I do?
If you want a pet, you would have to contact us so we can get approval from the landlord. If it is approved, then you would have to pay an additional deposit and additional rent. You would also have to sign a pet addendum. -
My lease expiration is coming and I want to move out. What do I do?
If you are ready to move out at the end of your lease, then please give us a 30-day notice. A 30-day notice means the end of the following month. (Any time in March would be the end of April). -
Who is responsible for paying for repairs & maintenance requests?
If you have a maintenance issue, you should use the tenant's portal to open a work order. We will arrange to have the problem taken care of. We will pay the invoice for the repairs unless it is determined that the problem was caused by you, the tenant.
