Are property owners allowed to maintain their properties themselves?

Owners have the option of performing all maintenance items themselves, as long as a license is not required for the work to that is needed. Examples would be plumbing or electrical work.

How long does it take for SLT Properties to make repairs or complete a maintenance request?

As all situations are unique, requests are completed as soon as possible for the given situation and we will make contact with the tenant within the same day as their request is received.

What if the resident wants to paint or perform maintenance work themselves?

Any maintenance work or customization of the rental property must be preapproved in writing prior to work being performed. This includes painting, carpeting, landscaping, wallpaper, fixtures, etc.

Do you make sure smoke and carbon monoxide sensors are installed?

It is law in North Carolina that these safety systems be installed in all rental properties and SLT Properties inspects each property to ensure the systems are functional.

What maintenance is a property owner liable for?

In accordance with the North Carolina Residential Rentals Agreement Act, the owner must keep the property in fit and habitable condition.

What maintenance is a tenant liable for?

The tenant is responsible for keeping the property in clean condition in accordance with their lease agreement.

How does SLT Properties manage emergencies?

In the event of a serious emergency – dial 911. In a maintenance emergency, just call the normal business number and respond to the prompts.

Does SLT Properties work with the HOA?

Yes – SLT Properties does work with HOAs for maintenance services under the HOA’s coverage.

What Is Renters Insurance?

Renters insurance provides a renter or policyholder with coverage that’s designed to protect them and their personal property. It typically includes:

  • Personal property coverage
  • Liability coverage
  • Additional Live expense coverage

What Does Renters Insurance Cover?

Depending on the plan you opted for, renter’s insurance can cover:

  • Personal property coverage —personal belongings such as electronics, furniture, and clothing
  • Liability coverage — provides repairs if you damage someone’s property; it also handles the medical expenses for someone who got injured while on your property
  • Additional living expense coverage — if your rented property is not in livable condition, this plan can cover any expenses related to your alternate living arrangements

What is a Pet Deposit?

To help ensure that the tenant will clean up after their pet and prevent damage to the rental property, they will be asked to pay a pet deposit prior to move-in.
This deposit is a one-time charge that is to be paid upfront if they will be living with a pet on the property. It may be completely refunded at the end of a lease, depending on if the pet has damaged the property.

What does a Pet Deposit Cover?

The purpose of a deposit is to protect both tenants and landlords. Renters are required to prove that they are reliable when it comes to keeping a pet on property, and landlords are required to protect their properties from unexpected damage.
